Radon System Repair & Fan Replacement in Dallas, TX

Typical cost: Fan replacement typically $300 – $600 installed; other repairs quoted after a system check

Radon mitigation systems are quietly mortal. The fan at the heart of every system runs twenty-four hours a day for years — and most fans last about five to ten years before the bearings whine, the motor hums its last, or the thing simply stops. Manufacturer warranties rarely exceed five. One industry estimate puts half a million dead radon fans running silent in American homes right now, each one guarding nothing while the homeowner assumes it still works.

The tell is on the pipe: that little U-shaped gauge with colored fluid is a manometer, and it reads suction. Fluid resting at two different heights means the fan is pulling; fluid sitting level on both sides means no suction — the system is off. Before you call anyone, check the simple stuff: a tripped GFCI outlet or breaker, an unplugged fan, a switch someone helpfully turned off. If the power is fine and the gauge is still level, the fan is done — and replacement is a same-visit job in most homes, $300 to $600 installed.

We repair any system, whoever installed it. Dallas is full of orphaned mitigation systems — put in during a home sale years ago by an installer who has since vanished — and nobody should have to track down the original company to keep their house protected. Fan swaps, cracked or sagging vent pipe, failed sump and slab seals, condensate problems, and upgrades for homes that still test high (a second suction point, a stronger fan, better sealing): one visit diagnoses it, one written quote fixes it.

The old fan comes off, the new one goes on - the whole system restored in one visit.

What is included

  • Dead fan diagnosis and same-visit replacement — $300–$600 installed in most cases
  • Any brand, any original installer — orphaned systems welcome
  • Pipe, coupler, seal and condensate repairs
  • Upgrades for systems that still test above 4.0 pCi/L
  • Every repair finished with a retest — proof, not hope

Is your system actually working? The 60-second check

Walk to the system pipe (garage, closet or exterior wall) and look at the manometer — the small U-tube gauge with colored liquid. Unequal levels: the fan is pulling suction. Equal, level fluid: it is not — check the breaker and the fan switch, and if those are fine, the fan has failed. Listen, too: a healthy fan hums steadily; grinding, rattling or a new vibration means bearings on their way out, and silence where there used to be a hum speaks for itself. One honest caveat: a normal gauge only proves suction, not safety — the EPA recommends retesting radon at least every two years even when the system looks fine.

Repair or replace the whole system?

Almost always repair. The pipes, the suction point and the routing — the expensive parts of a mitigation system — outlive the fan by decades. A fan swap at $300–$600 restores the whole system, versus $800–$2,800 for building a new one; it would take an unusual situation (a failed slab seal under a finished floor, a system that never worked in the first place) to justify starting over, and we will say so plainly if your house is that unusual case.

After the repair: the retest that closes the loop

A repaired system gets the same proof as a new one. EPA guidance is to retest within 30 days of the fan running again — but no sooner than 24 hours — and we build that retest into every repair, so you end with a number, not an assumption. If the number is still high, the diagnosis continues on us: stronger fan, second suction point, or sealing work, quoted honestly.
